Masonry
Masonry Restoration and Repointing in New Jersey and Pennsylvania
Repointing and restoration of commercial brick and stone facades.

Scope
We carry out restoration on commercial facades: repointing of failed mortar joints, brick and stone replacement, lintel and sill work, parapet rebuilding, cleaning and sealant replacement, as scoped in a facade survey or an engineer report.
Restoration is scope driven. A bid is only as accurate as the survey behind it, so we ask for the report or drawings and offer to walk the facade with the owner, manager or engineer before we price.
Typical Project Types
- Facade restoration programs on occupied buildings
- Parapet and cornice rebuilding
- Repointing of brick and stone elevations
- Masonry work from local facade inspection reports
- Historic and older masonry buildings
How We Run This Scope
1. Bid review
We review the facade survey, engineer report or drawings, and walk the building when we can. Unit prices for repointing and replacement are written so quantities can adjust.
2. Takeoff
We take off elevations by drop, joint footage, replacement units and sealant, and carry unit pricing for hidden conditions found after cleaning and probing.
3. Scheduling with the GC
We phase work by elevation around tenants, entrances and deliveries, and agree on staging, noise and access hours with the owner or property manager.
4. Crew and equipment
We staff experienced pointing crews and plan scaffold or swing stage, dust control and mortar matching for the building.
5. Quality control
Mortar is matched to the existing masonry by sample, joints are cut to a controlled depth, and finished work is compared to approved mockups.
6. Closeout
We clean, remove staging and walk each elevation with the owner or engineer. A closeout record of quantities and locations supports the final application.
Coordination
We coordinate with building management on tenant notice, pedestrian protection, window access and deliveries, and with the engineer on unit price quantities and acceptance.
Safety
Cutting joints creates silica dust, so we use dust control methods, protect occupants and the public, and follow the GC or owner site safety plan for work at height.
Questions from GCs and Owners
Do you work on occupied buildings?
Yes. We phase by elevation, protect entrances and agree on hours with the property manager so tenants can keep operating.
How is hidden damage priced?
We carry unit prices for items such as additional replacement brick or lintel work, so quantities can adjust to what is found.
Can you work from an engineer report?
Yes. Send the report and drawings with the bid request. We price against it and note any item we would clarify.
How do you match existing mortar?
We test and sample for color, strength and tooling profile, and get approval of a sample area before production work.
Related Services
We focus on commercial projects and large residential builds: full foundations, large flatwork, commercial block and masonry, and large patios. We do not take small repair jobs such as single sidewalk panels, patching, or minor touch-ups.
