Masonry
Commercial CMU Block Construction in New Jersey and Pennsylvania
Load-bearing and infill block walls for commercial, industrial and institutional buildings.

Scope
We build concrete masonry unit walls for commercial buildings: load-bearing walls, infill walls, demising and fire separation walls, mechanical rooms, and exterior walls that receive a veneer or finish.
Our bid covers the block, mortar, reinforcing and grout shown in the masonry drawings and specifications, plus the layout, scaffolding and cleanup that go with them. Exclusions are written into the bid so there are no gaps at award.
Typical Project Types
- Warehouse and distribution buildings
- Retail and restaurant shells
- Schools, municipal and institutional buildings
- Multifamily and mixed-use podium walls
- Self-storage and light industrial buildings
How We Run This Scope
1. Bid review
We read the masonry drawings, structural sheets and Division 04 specifications, flag conflicts and unclear details, and send questions back to the GC or architect before pricing.
2. Takeoff
We take off block by size and type, reinforcing, grout fill, lintels, control joints and accessories, then price labor and materials against the plan set.
3. Scheduling with the GC
We sequence our start behind your foundations and ahead of steel, roofing and framing, and we tie our schedule to your lookahead rather than keep a separate one.
4. Crew and equipment
We assign a mason crew sized to the wall area and the schedule, with tenders, scaffold and mortar mixing equipment planned for the building footprint.
5. Quality control
Courses are checked for plumb, level and alignment as they rise. Mortar joints are tooled consistently, and reinforcing and grout placement are verified against the drawings.
6. Closeout
We clean the work, remove our scaffold and equipment, and walk the wall with your superintendent. Punch items are handled promptly and closeout documents are provided as the contract requires.
Coordination
We coordinate with the GC on scaffold access, material staging, crane or lull time, embedded items from other trades, and inspection hold points so walls are not covered before they are checked.
Safety
Our crews follow the GC site safety plan, attend site orientations, and keep walkways, scaffold and staging areas clear. Silica control practices are used when cutting block.
Questions from GCs and Owners
Can you price from an architectural and structural plan set?
Yes. Send the drawings and the masonry specification section with the bid request. We price from the documents and list any assumptions or clarifications with the bid.
Do you supply the block or only the labor?
We can bid labor and material or labor only. The bid states which, and who supplies reinforcing, grout and accessories.
How do you handle special inspection and testing?
We build to the inspection schedule in the contract documents, give the inspector access, and hold walls open at required points. Testing agencies are normally engaged by the owner or GC.
Can you work to a tight shell schedule?
We state the crew size and duration in the bid and agree on the sequence with your superintendent. If the schedule cannot be met safely, we say so before award.
What do you need from us to bid?
Plans, the masonry specification, the bid due date, the target start and the project address. Addenda help too. Upload them with the form or email them.
